What Are the Benefits of RERA in Chhattisgarh?
The enactment of the RERA act in Chhattisgarh has provided several rights to property buyers. In addition, it has also specified certain rules that eventually benefit both parties. Some major benefits of this act are listed below.
RERA has standardised the carpet area. Previously this was not defined; hence, each builder used their way to calculate this. Thus resulting in incorrect calculations and thereafter causing multiple problems. After legitimization of this act, builders now have to use this formula for any property.
Cost of Property = Carpet Area x Rate per sq ft
- The interest rate is made the same for a buyer and a builder in case of any default in payment. This is levied when a buyer fails to complete a payment or a builder delays possession of a property. Previously this interest rate was different but after implementing RERA, the rate was made equal.
- Prior to the RERA act, property developers could divert funds from one project to another. This would now not be possible, as this act ensures the collected fund can only be used for developing that project. Thus, curbing any risk of bankruptcy of a builder.
- As per this act, real estate developers cannot take more than 10% of advance payment. Moreover, if there is any mismatch in commitments and the actual project, a developer is liable to refund the complete advance payment.
- This act states that if any structural defect is discovered within five years in craftsmanship, quality or service, a builder must rectify this in 30 days. Moreover, they must not take any extra charges for this repair.
- Home buyers can now lodge any injustice against an agent or a developer through the official website of CG RERA.
- Another benefit for a buyer in case of delayed possession, they can withdraw and receive a full refund. Nevertheless, if they continue with this project, they are entitled to receive compensation with interest from the due date to the end of that project.
- If a buyer finds any defect in the title of a property, they can claim compensation. There is no time limitation for discovering this fault.
- As per this act, every buyer is eligible to know all information related to their invested project.
In conclusion, we can state that the RERA Act in Chhattisgarh has changed the way the real estate sector used to perform. This great initiative by the government of India promotes transparency among every buyer and seller. In addition, enactment of this act reduces corruption and other ill-practices that occur in the real estate sector in Chhattisgarh.
