What Are Applicability Scenarios of RERA in Andhra Pradesh?
The RERA Act in Andhra Pradesh is applicable for:
- All the new projects with a site area of over 500 sq metres.
- All buildings with more than 8 plots/units/apartments (encompassing all phases).
- All ongoing projects other than the following as of 01.05.2017.
- Where amenities, services, open areas, roads, and spaces have been handed over to concerned local bodies in project layouts.
- Where every single slab is laid in real estate projects.
- Where leases or sale deeds of 50% of plots/apartments/houses have been accomplished, and all the developmental works have been fully completed.
- Where all developmental tasks have been finished, and all applications have been filed to respective authorities for issue of the Completion Certificate.
What Is the Registration Process of RERA in Andhra Pradesh for a Project?
You must download the registration form from the official website for RERA in Andhra Pradesh and fill it. You also need to ensure that the drawings and documents attached must all be self-attested and in PDF format. Furthermore, the website provides video tutorial links and user manuals as a guide for complaint/project/agent registrations.
Here are the steps for registering your project under the RERA Act in AP.
Step 1: You need to visit AP RERA’s official website and click on the “Registration” tab.
Step 2: Now click on the "Project Registration" tab and then either on "New Project" or "Existing Project" to register a new project or an existing project, respectively.
Step 3: You need to fill in the application form against the application number generated by the website.
Step 4: Once done, you need to progress by filling in your PAN card and Bank Account details alongside the promoter details (Father’s name, Aadhaar number, GST number, location, contact, website, licence number, etc.)
Step 5: You will need to fill out the details of projects launched over the last 5 years.
Step 6: You will also need to fill out litigation details, income tax returns, etc., and upload the supporting documents.
Step 7: Once you have successfully uploaded all the required documents, you need to save them and then continue. You will be informed that all details have been saved successfully.
Step 8: Following this, you must make the required payment on the AP RERA website to register the project.

Here are a few steps to follow for registering as an agent under the RERA Act in Andhra Pradesh.
Step 1: You need to visit the official website of RERA Andhra Pradesh and select the “Agent Registration” option under the tab “Registration”
Step 2: If you are previously registered and want to update your details, click on “Existing”; if you are a new user, click “New”
Step 3: A window appears where you must fill in the required details and upload all necessary documents
Step 4: Next, another window appears where you have to preview the filled information and documents

How to Raise a Complaint Under RERA in Andhra Pradesh Online?

Step 1: Visit the official portal of Andra Pradesh RERA
Step 2: Click on the “Registration” tab at the top of the page and select the “Complaint Registration” option from the drop-down list
Step 3: You need to submit your application either in Form N or Form M
Step 4: Attach all the required documents – sale agreement, fee receipt, interim order, etc. as proof of the complaint
Step 5: The entirety of the form has “Save and Continue” options for every part. Be sure to save each part before progressing to the next
Step 6: Next, select the option “Complaint against” and fill in the respective data (respondent against whom you are lodging the complaint)
Step 7: Finally, select the option “Complaint by” and provide the complainant's data
How to Access Progress Report Under RERA in Andhra Pradesh Online?
The approved projects and agents registered under the RERA Act in Andhra Pradesh need to submit a quarterly and annual progress report mandatorily.
To access the progress reports, you can follow the steps below:
Step 1: Visit the AP RERA website and click on the “Reports” tab
Step 2: Under the “Reports” tab, there are two options – “MIS Reports” and “GIS Reports”
Step 3: Enter the “MIS Reports” option, and a page containing a list of options will be displayed
Step 4: Either click on the “Project Progress Report” option to check the progress on projects or click on the “Agent Progress Report” option to check the progress of agents
Step 5: Apart from these two options, other options provide information on several different categories of reports, such as “General Report”, “Special Report”, “Local Body Report”, “Daily alerts/reports”, “Application Initiated – Reports”, etc.

Moreover, it is mandatory that promoters need to be registered under RERA, and they need to have a licence prior to selling. Apart from that, this has significantly brought down fraudulent cases in recent times.
- On-time Repair of Deficiencies/Defects: RERA Act in Andhra Pradesh has made it mandatory that every registered promoter/developer holds the responsibility to mend any deficiency or defect post a buyer’s purchase of a unit for 5 years from the date of conveyance deed.
- Restrictions on Advertisement: The Act has made it compulsory for promoters to register their projects prior to project advertisement to prevent deceitful practices. Also, the advertisement must contain the project’s registration number on display.
- Payment of Booking Amount: A buyer must pay the initial booking amount (10%) only after the sale agreement has been registered.
