KMC has issued a Personal Identification Number or Property Identification. Number (PID), which is a unique number available for each property in Kanpur.
The PID consists of the following digits -
Zone ID-1 digit
Ward ID-3 digits
Chauk ID-3 digits
The last 8 digits are the computer-generated auto number of the property.

Calculating Kanpur Property Tax

Through this online calculator, you can find out the payable tax for both residential and non-residential properties.
However, individuals have to provide property related details, and the calculator will automatically generate the value.
The information required for calculating residential property tax includes-

- Step-1-Visit the official website of Kanpur Municipal Corporation (https://kmc.up.nic.in/).
- Step-2- Move the cursor to the ‘Property Tax Information link. available on the left sidebar.
- Step-3- The landing page will show you various links.
- Step-4- Click on the ‘Pay Your Property Tax Online’ option.
- Step-5- Enter your PID number in the relevant box. (If you have forgotten the PID number, provide essential information like name, address, zone number, ward number to generate the PID).
- Step-6- Click on ‘Continue.’
- Step-7- The opening page will show the details of the payable tax amount such as arrears, adjustments, interest on repayments, etc. You must verify these details and ensure the provided information is correct and updated. This concludes the Kanpur house tax online payment process.
- Step-8- Click on ‘Continue’ and select the payment gateway to complete the Kanpur property tax online payment.
How to pay the taxes offline
If you are willing to pay property tax in Kanpur in an offline method, follow the simple steps discussed below.
- Step-1- Visit the municipal corporation or municipal offices in Kanpur.
- Step-2- Collect the respective form, i.e., property tax payment from the municipal office.
- Step-3- Fill in the form with the required details.
- Step-4- Once the concerned authorities verify the details, make the payment either in cash/DD.

- Step-5- The following page will demand to enter specific details like PID, name, address, award number, zone number, chauk number in case you do not have the PID number.
- Step-6- Enter the Captcha and click on ‘Submit.’

Rebate on Kanpur Property Tax
- KMC offers exclusive rebates on discounted rates for specific portions of the buildings, including garages, balconies, corridors, etc.
- KMC offers rebates in buildings and land utilised solely for public worships, charitable purpose, school or college purposes, disposal of dead, etc.
- Buildings and lands vesting in the Union of India where provisions of Clause (2) of the Article 285 of the Constitution of India is not applied.
- Specially abled people like blind or handicapped persons can earn tax rebates and avail a certain percentage of tax they gain from the exemption.
Penalties on Kanpur Property Tax
In case you fail to pay the property tax within the due date, you will incur a penalty depending on the size of the property. The penalty charges can range from Rs. 100 to Rs. 25000. The deadline for this tax is on March 31.

If the an individual failed to provide correct information about tenants on the revised Form (B) or if the individual fail to provide revised Form (B) indicating the information about tenants within the specified 60 days period | a) If building area or plot is less than equal to 50 sq.mt, then the penalty amount will Rs. 100. |
b) if the area of building or plot is between 50 to 2000 sq. Mt., the payable amount will be Rs. 1000. | |
c) If area of building ranges between 200 to 400 sq mt., and greater than 400 sq mt, then the penalty amount will be Rs. 5000 and Rs. 25000 respectively. | |
If the information provided in Form A and B is incorrect | Four times of property tax will be levied as penalty amount. |
If an individual failed to provide the information related to the increase of carpet area of building exceeding 25% within 60 days in the Form (B) | Rs 500 per day will be imposed or twice the due property tax, whichever is less is applicable. |
Tax Exemptions of Kanpur Property Tax
- Charitable institutions, public work buildings, educational institutions (schools and intermediate colleges), ancient buildings, graveyards can avail exemption from paying KMC property tax.
- Buildings or land within annual value less than Rs 360.
- Residential building constructed in 30 sq m or less than a carpet area of 15 sq m or less (owned by the owner).
