Documents Required For Property Mutation In Delhi
The mutation is mandatory for those who buy or inherit land or property from their family members. The following documents must be submitted while filing for mutation:
- A copy of the sales deed.
- Notice Form – A (in case of property ownership transfer except for inheritance cases).
- Notice Form B – (in case of transfer of property ownership through inheritance)
- A copy of the Will.
- A ₹3 stamp fee is attached to the application for changing the name. This application is found in Annexure A.
- An affidavit attested by a notary that contains the name of the previous and current property owner. Annexure C contains this affidavit.
- An indemnity bond will be signed on ₹100 stamp paper. This is done to ensure that the owner will compensate the Municipal Corporation in case there is a disagreement between both parties after mutation. A notary must attest to this bond. Annexure B contains the indemnity bond.
- Receipt of latest property tax payment.
- Identity proof.
- A copy of the Power of Attorney (if required).
- A copy of the Succession Certificate (if required).
After all the documents are submitted, the local revenue inspector carries out a verification process.

How to Apply for Property Mutation in Delhi?

Steps to Apply for Mutation of Property in Delhi Online
Step 1: Visit the website of the Municipal Corporation of Delhi.
Step 2: Registered users can directly login, while others need to sign up by providing their details.
Step 3: After logging in, click on ‘Property Tax’ from the ‘Online Services’ menu.
Step 4: Search for details of the property.
Step 5: Apply for Union Payment Identification Code or UPIC.
Step 6: Next, apply for property mutation.
Step 7: Pay your fee.
Step 8: Next, you can check the application status.
There are chances that the application might be rejected. In such cases, re-apply for mutation and pay the fees again.
Once approved, download the mutation certificate.

The process to apply for mutation offline requires applicants to visit the office of the Municipal Corporation. They will be directed about the procedure and the documents that are required with it. Henceforth, they can file for mutation then and there.

Step 2: Select your specific zone from among the options.
Step 3: Click on the 'Online Services' option.
Step 4: From the options available, click on 'eMutation Property Tax.'
Step 5: Then click on ‘Application for eMutation’
Step 6: After that, click on 'Application Status' and enter your application number.
Step 7: Once done, click on the ‘Submit’ option.
Step 8: Property mutation details for Delhi will be displayed on the screen.
