  • Bharat Griha Raksha policy does not cover damages caused by the reasons mentioned below:
  • Deliberate damage to the house.
  • Damage caused due to factors like war, invasion, and war-like operations.
  • Losses incurred due to contamination or ionizing radiation.
  • Damage caused to bullion or unset precious stones, manuscripts, vehicles, and explosive substances are not covered by the policy.
  • The cost, fees or expenses incurred for preparing any claim.
  • Expenses incurred for any addition, extention or alteration to the house (more than 10% of its carpet area existing at the commencement date or on the date of renewal)
  • Any reduction in market value of any Insured Property after its repair or reinstatement.
  • Loss of earnings, loss by delay, loss of market or other consequential or indirect loss or damage of any kind or description whatsoever.
  • Loss or damage to any Insured Property removed from Your Home to any other place.
  • Loss of any Insured Property which is missing or has been mislaid, or its disappearance cannot be linked to any single identifiable event.
  • Loss, damage or destruction to any electrical/electronic machine, apparatus, fixture, or fitting by over-running, excessive pressure, short circuiting, arcing, self- heating or leakage of electricity from whatever cause (lightning included). This exclusion applies only to the particular machine so lost, damaged or destroyed.
  • Pollution or contamination, unless:

- the pollution or contamination itself has resulted from an Insured Event, or

- an Insured Event itself results from pollution or contamination.

Type of Covers Available

There are three types of covers available in Bharat Griha Raksha policy. They are - 

Only Building Cover Building + Content Cover Only Contents Cover
The policy will cover the damage caused to the building under this type of the policy. It means the damage incurred to the structure of the building. Under this type, the policy covers both the building and the home contents equal to 20% of Sum insured of home building with a maximum limit of Rs 10 Lakh. The third type of the policy covers all the home content which is declared irrespective of the sum insured

Villas

The policy covers an independent villa or a house. It protects the home from potential risks and other unforeseen circumstances.

Standalone building

What are Home Contents in Bharat Griha Raksha Policy?

Home Contents refer to those articles or things that are not permanently attached or fixed to the structure of your Home. Home Contents consist of General Contents (such as furniture, solar panels, kitchen equipment, clothing, etc.) and/or Valuable Contents (such as jewellery, works of art, silverware, etc.)

Can I use Plinth Area instead of Carpet Area to calculate sum insured?

No, only carpet area should be used to calculate the cost of construction (sum insured).

What is the basis on which valuable contents are covered in Bharat Griha Raksha policy?

Under Bharat Griha Raksha, your valuable contents are covered on an agreed value basis. This means that under Home Contents cover, you and your insurer will agree on a particular value based on a valuation certificate that you must submit for your valuable contents (such as jewellery, silverware, paintings, antiques, and items of similar nature).

What is the policy duration for Bharat Griha Raksha?

The policy offers coverage for a maximum of 10 years.

What are some exclusions of Bharat Griha Raksha Policy?

Some events not covered under Bharat Griha Raksha policy are 

  • damage/loss due to normal cracking
  • bedding down of new structures
  • coastal or river erosion, demolition
  • construction or structural alterations
  • pressure waves caused by aircrafts or other devices travelling at sonic or supersonic speeds,

Will all individuals be covered under personal accident cover?

Under the optional cover of personal accident, if an insured peril also results in the unfortunate death of either you or your spouse, we will pay a compensation of ₹5,00,000 (Rupees Five Lakh) per person. The Personal Accident cover shall continue for the spouse until the expiry of the policy.

Will the Bharat Griha Raksha policy get automatically renewed?

No, the policy will not get automatically renewed at the expiry of the policy period. You can do this easily by applying for a renewal before the end of the policy period.

On what grounds can the renewal of the policy be rejected by the insurer?

The insurer can reject the renewal of the policy on the grounds of misrepresentation, non-disclosure of material facts, fraud or non-cooperation.

What is the sum insured limit under Bharat Griha Raksha Policy?

The Sum Insured under Home Building Cover is the cost of construction of your home building as declared by you at the date of commencement. The Sum Insured for General Contents cover is equal to 20% of the sum insured for Home Buildings Cover subject to a maximum of ₹10 Lakh. You also have the option to choose a higher sum insured.

On what grounds will the policy end?

Your policy could end/automatically get terminated if you use the residential building for any other purpose, destruction of home building due to an event other than an insured event or if you sell your home building.

What happens in the event of death of the homeowner?

In the unfortunate event of the death of the homeowner (policyholder) during the policy benefit, the covers that were purchased will continue to benefit the legal representative during the policy period.
